O CAMPO CEGO NA VALORIZAÇÃO IMOBILIÁRIA: CONSIDERAÇÕES SOBRE A INFRAESTRUTURA NA PRODUÇÃO DO ESPAÇO URBANO

This article suggests, through a bibliographical review, a reflection based on the relation between infrastructure and appreciation in real estate production, which seeks to avoid the rigidity of thinking that infrastructure can generate appreciation, since o0ur hypothesis is that capital operating in real estate seeks to benefit from this attribute. We consider it relevant to discuss this perspective that attributes a duality to infrastructure and that places it in a dimension in the production of urban space that is obscured in the blind field. It is argued, therefore, that it is necessary to recognize and break with this trajectory to give meaning to the theoretical perspective as a necessary critical foundation of the spatial problem. Believing that infrastructure generates real estate appreciation deprives the reflection capable of moving the debate forward. We assume that the appreciation in real estate production occurs through the exploitation of labor and also through the patrimonial rentier condition, in which capitalization tends to enable the increase in monopoly prices, renewing and deepening urban inequalities.
