Real estate valorization and gender and racial inequalities in access to rental housing in Vitória (2010-2022)

Over the past two decades, the number of rented households has increased in Brazil, as has the proportion of family income allocated to rent. Some authors point out that the monopoly of land ownership, the way housing is produced, and the growing financialization lead to a disconnect between housing prices and wages, as well as to various dispossession processes. Inequalities such as the wage gap, increased domestic work and debt, have exacerbated these housing difficulties, particularly for female heads of household, black people, and/or LGBT+. The objective of this study is to investigate the impact of gender and racial inequalities on access to rental housing in Vitória from 2010 to 2022 and the resulting spatial differentiation processes within the city. The methodological strategy consists of a literature review, the analysis of demographic and real estate data, and a questionnaire administered to the tenant population.
